Helpful Hints

  1. If you have expensive or irreplaceable items, renters insurance is recommended and is fairly inexpensive. It will help cover loses.
  2. Change the air filter monthly for efficient running of the air conditioner in summer and furnace in winter. This saves money on utility bills and expensive repairs to the unit. If you use a high quality filter, you could change every three months.
  3. If applicable, when mowing, don’t bump the pipes for the gas lines, gas meter, or air conditioner unit. Also, don't point the mower's grass discharge chute toward the air conditioner. If it get's clogged with grass, or if tall weeds grow around it, it cannot cool your residence, and it can not function as intended. In some cases the HOA takes care of the lawn.
  4. In the fall and winter, it is imperative that you disconnect water hoses from the outside faucets.
  5. Change the smoke detector battery (9volt) every six months; at the spring-forward and fall-back time changes, or whenever it starts chirping.
  6. Make sure water hoses are hooked up properly and drain hoses are secured deep. Also make sure dryer vent is secured and is not clogging up. It will short out the dryer.
  7. Use a cutting board on counter-tops since knives will cut the Formica.
  8. The woodwork should not have anything hung on it, or stuck on it (stickers, tape, etc.) - which includes doors, cabinets or plywood etc. Do not use adhesives or mollies for hanging anything on walls or ceilings. Buy picture hangers located in the hardware section of any store.
  9. Do not flush anything excessive preferably only toilet paper.
  10. Do not put potato peels, celery, rice, pasta, onion skin, etc. in the garbage disposal, since they clog easily. Run a lot of water and throw a cup of ice in regularly to help keep disposal clean.
  11. Any grease from cooking should be put in a sealable container and placed in the garbage for disposal. Grease of any kind should never be placed into a drain.
  12. Do not throw cigarette butts / trash or junk around the exterior of the property.
  13. Do not paint or alter the residence in any way. Unless given the authorization to do so.
  14. Do not install a satellite dish on the residence roof.
  15. Do not change locks without notifying the owner first.
  16. Do not attempt to “break in” your residence if you get locked out. We will gladly open your home for you, and answer any questions you have, during regular business hours. Failure to follow these rules will result in charges payable.
